For Brokers: Unlock a Larger Loan for Your Client
A Vield loan turns the Bitcoin your client already owns into a deposit boost, lifting the deposit they can put down without selling the asset. A larger deposit can reach a larger purchase, and the client keeps their Bitcoin position throughout. It is built for a client who has the income to service a larger loan but is short on deposit.

Lift the deposit, unlock a larger purchase
A larger deposit can reach a larger purchase. Your client borrows against Bitcoin they already own and uses the Australian-dollar proceeds as a deposit boost, without selling the holding. Depending on the mortgage lender, the property and the final LVR, the larger deposit may also reduce or remove Lenders Mortgage Insurance.
The client keeps the Bitcoin
Instead of selling Bitcoin to fund the deposit, the client borrows against it. The holding moves into segregated custody as security, not to a buyer: never sold, never lent out, never reused, and back with the client when the loan is repaid. That is how an asset they already own lifts the deposit available to them. Vield holds an ATO private binding ruling on the capital gains treatment of its own arrangement.
What it costs, and what it risks
13% p.a. fixed over a 12 month term with a one-time 2% origination fee, at a maximum starting LVR of 50%. Bitcoin is volatile: if it falls far enough the client is asked to add collateral or pay down the balance, and a sustained fall can end in collateral being sold.
Your client may have more capacity than their deposit allows
Your client may have the income to service a larger loan and still be short of the deposit the purchase needs. At an 80% first mortgage every $1 of deposit supports about $5 of purchase, so lifting the deposit is what lifts the purchase. Drag to set the cash they have and see what a Vield loan could add to it.

The first mortgage stays at 80%, and the deposit segments always total 20%. Illustrative only. The uplift compares this purchase with the one your client’s cash deposit reaches on its own, against the same 80% first mortgage. A Vield loan is limited by the Bitcoin your client pledges, at a maximum starting LVR of 50%, and by our loan minimums and maximums. The larger loan still has to be serviceable and the mortgage lender has to accept a borrowed deposit. Whether LMI is reduced or avoided is the mortgage lender’s decision.
Help your client unlock the purchase they want
Some clients have strong income and meaningful wealth, and the deposit is the only thing holding the purchase back. If that wealth includes Bitcoin they would rather not sell, Vield is another funding pathway. Instead of selling to fund the deposit, your client borrows against the holding and uses the Australian-dollar proceeds to lift the deposit available to them.
You introduce the client and stay in the loop. Vield assesses and writes the loan, holds the collateral with Zodia Custody Australia and releases it when the loan is repaid.
Lift a client to a purchase their cash deposit alone does not reach
Borrow against the Bitcoin rather than selling it, so the position stays open
Another funding pathway where the constraint is the deposit and not the income
Funds in Australian dollars, paid to the client’s nominated account
Potentially reduce or remove LMI, where the lender accepts the structure and the final LVR qualifies
Four steps, and the client keeps the asset

What happens if Bitcoin falls
The loan-to-value ratio is the loan against the value of the pledged Bitcoin. It starts at a maximum of 50%, and it rises if the price falls. Vield monitors it daily and warns early, so a client has time to act long before enforcement is on the table.
| Loan-to-value ratio | What happens |
|---|---|
| 65% | The client is warned. Nothing is required yet. |
| 70% | A second warning. |
| 75% | The client brings the ratio back to 65% or lower, by adding collateral or paying down the balance. |
| 85% | A default notice is issued, with time to remedy it. If the price recovers before the deadline the notice is void and the loan returns to good standing. |

What to walk your client through
This solves a deposit gap, not an income gap. It suits a client who can service the larger loan, understands Bitcoin price risk and plans to repay over a defined horizon. It is not a permanent funding source, and it is not right for everyone.
- The larger loan still has to be serviceable. A deposit boost does not lift borrowing capacity by itself, and the mortgage lender will assess the client on income and commitments as it always would.
- The deposit is borrowed, and the mortgage lender has to be told. It will be assessed as a commitment against serviceability, and some lenders will not accept a borrowed deposit at all. Check the lender’s policy before you build the deal around it.
- Bitcoin is volatile. If the price falls the client may face a margin call, and in a sustained fall collateral can be sold to protect the position.
- It is a second loan. A client servicing a mortgage and a Vield loan carries both commitments, and at 13% p.a. the cost of holding it has to be weighed against what the larger purchase is worth to them.
- The private ruling binds the Commissioner only for the applicant it was issued to, on the facts described. It is not a precedent and your client cannot rely on it. A product ruling has been applied for and is pending; none has been granted.

"Under their loan structure, the ATO has confirmed that pledging Bitcoin as collateral isn't a disposal for CGT purposes. For long-term holders, that's the question that has held back the entire industry."
